Logistics, Residential, Hospitality: The Golden Triangle

As we approach 2026, the logistics, residential, and hospitality sectors present unparalleled opportunities.

With over €28.5 billion invested across major hubs, the logistics sector is thriving. It appears that macroeconomic uncertainties are less likely to impact European logistics than one might have expected.

The residential market also remains in high demand, providing stability and strategic investment prospects, as house prices have continued to rise above 5%. Paris, Berlin, and London, in particular, offer stability and the most promising prospects.

Turning to hospitality, favorable supply and demand dynamics continue to support robust growth, especially in key tourism markets such as Iberia, Paris, and Amsterdam. Spain and Italy are emerging as hotspots for hospitality investments, driven by a post-COVID retreat to sunny destinations that also boast high infrastructure standards.

Tenants are becoming selective, avoiding certain locations, and investors should align their strategies accordingly. It is important not to limit oneself to trophy assets but to explore solid opportunities within currently overlooked subsectors. Key criteria include location, access to transport, and proximity to amenities.
